When selling your home, you have all the cards!! Just be
sure you are holding the best hand possible. When your home
is very desirable you can command a better price and have a
shorter time on the market. A lot of folks ask me what
improvements they can make to get more money out of their
home. The answer is simple. Try to maintain your home in the
same or better shape than the other homes in your
neighborhood or price range. I would suggest painting in
neutral colors and updating outdated flooring, colors,
cabinets, and fixtures. Changing old/outdated fixtures and
paint colors can be a very inexpensive way to add value and
desirability to your home. Just because a Seller installed a
$40,000 swimming pool does not mean that their value just
went up by $40,000. I am not saying that a pool is a bad
idea; this is just an example of how improvements effect
value. Find more seller tips in the

To successfully sell your home you will need to be where the
most homes are being sold. The most homes are sold through
our Realtor® MLS site. This website is a large network of
Realtors® that is nearly 1000 strong. Listing your home on
MLS greatly increases your chances of a sale. Most agents
are currently working with one or more pre-qualified
potential buyers for your home.
I am here to help you sell your home in any way that I can.
This website has the tools that will help you feel
comfortable with the process. In the
Forms section of this site you can view and download
different Real Estate Forms that are used in our
transactions. It would be a good idea to be familiar with
these forms because they will protect your best interests.
Your best protection is covered in the Property Condition
Disclosure, which is now required by state and federal law
to be presented to all buyers. This form will allow you to
sell your home in “AS IS” condition. This will state that
the Seller is not liable for any damages found by the Buyer
after closing.
